How to Book a Furnished Rental in Houston: Our 5-Step Process
Booking a furnished rental is simpler than you think — if you know the five steps. Here's exactly how we place a new guest from first inquiry to move-in.
Last updated
Booking your first furnished rental can feel harder than it is. There's a screening step that a hotel doesn't have, but the whole process usually takes 24–72 hours from first click to keys in hand. Here's exactly how we do it.
Step 1: Pick a rental and dates
Start on the rentals page. Filter by neighborhood, bedrooms, pet-friendly, and the amenities that matter for you. If you're not sure which neighborhood fits, read the best Houston neighborhoods for an extended stay first.
Select your check-in and check-out dates. The calendar shows live availability — blackout dates are real and immediate.
Step 2: Request to book
From the rental page, request the dates. You'll share:
- Full name
- Email and phone
- Guest count
- A brief message about the purpose of the stay (business, medical, relocation, insurance, leisure)
This takes 30 seconds. No payment yet.
Step 3: Screening
For stays of 30+ nights, we do a short screening to match our insurance and lease standards. Most guests find it painless. You'll share:
- Employer and approximate monthly income (or letter of assignment if relo)
- Purpose of stay and occupants
- Pet details if applicable
- Emergency contact
- Government ID upload
- Background consent
For insurance-placed guests, this step is simpler — your adjuster is the primary contact and the carrier direct-bills.
Step 4: Payment
Once you're approved, we send a Stripe payment link. A typical 30-night stay is billed as a first-month payment up front plus a refundable damage deposit. Longer stays can be billed monthly.
We accept ACH, credit card, and direct invoicing for companies, relocation providers, and insurance carriers.
Step 5: Move-in
You get a welcome email 48 hours before check-in with:
- Address and smart-lock code
- Wi-Fi password
- Parking instructions
- Check-in window
- Local notes (nearest grocery, favorite coffee, emergency vet)
Check-in is self-serve — no waiting in a lobby. Most of our guests are unpacked within an hour.
Timelines at a glance
- Browsing to inquiry: 5–15 minutes.
- Inquiry to screening approval: 4–24 hours.
- Screening approval to payment: 30 minutes.
- Payment to move-in: as little as same-day, or scheduled out.
Paperwork you'll receive
- Short-term lease (signed via DocuSign).
- Payment receipt.
- House manual (PDF).
- Move-out checklist.
What to avoid
- Paying deposits to individual hosts off-platform. Always use a payment provider with buyer protection.
- Signing a 12-month lease from out of state before visiting. Use a furnished rental as your bridge. Our relocation guide walks through the full path.
- Underestimating cleaning fees on very short stays. Furnished rentals work best at 30+ nights — a 3-night stay will have a higher per-night total because of the cleaning.
FAQ
How quickly can I move into a Houston furnished rental?
As fast as same day if availability and screening line up. Typical first-time booking: 24–72 hours from inquiry to keys.
Do I need good credit to book a Houston extended stay rental?
Screening is lighter than a 12-month apartment lease. We look at identity, employment, and basic references — not a hard credit pull in most cases.
Can my employer pay directly?
Yes. We invoice corporate accounts, relocation providers, and insurance carriers. Tell us at the inquiry stage.
What's the minimum stay?
30 nights on most properties. Longer stays unlock our best monthly rates, with additional pricing improvements at 90+ nights.
Can I extend my stay mid-booking?
Yes — assuming the calendar allows. We prioritize extension requests from current guests.
